A physical installation confronting Leadville, Colorado’s housing crisis. In the city of Leadville, 83% of vacant housing units are used as short-term rentals — leaving only 17% of available stock for long-term residents.

The piece visualizes this imbalance directly: 83% of a bed’s surface is covered in upright nails, and only 17% is left exposed. That exposed portion is deliberately inaccessible — reflecting the reality that even technically available housing is often out of reach for local workers, teachers, and first responders.

The central void offers no refuge. Viewers cannot sit or lie down — an everyday action made impossible, mirroring a housing market that exists in name but not in practice.
